Managing vacation rentals require a lot of work and keeping up and maintaining your vacation rental reservation calendar to keep track of your availability and unavailability takes time and persistence. Aside from answering inquires, phone calls, waiting for contracts, payments, rental deposits and of course general maintenance to your home, does an updated reservation calendar lead to more or less bookings and is it really worth the time?

Your vacation rental reservation calendar is perhaps the most useful tool that connects or disconnects potential renters to your home in several ways. Let’s assume that your homes calendar is meticulously updated showing all the days and nights that are available or unavailable. Will this strategy lead to more bookings? Clearly, renters will have an easier time selecting your home knowing it is available. However, what if your calendar has no information and it is purposely left blank? This strategy works too, as potential renters must inquire about their dates but if we analyze both strategies.

Remember, if it doesn’t feel right, keep asking the owner questions until it does or it’s time for you to walk away and find another rental. The number of vacation properties available may surprise you. Unless you’re looking for a vacation in the middle of nowhere, you can find another property fairly easily. Keep in mind, if you’re not comfortable with the rental transaction, it can really dampen the excitement of an upcoming vacation.
